General
  • The Penderbrook Fitness Center is intended for the exclusive use and enjoyment of residents of the Penderbrook community and their guests. No resident will be admitted to the facility unless he/she has a valid Penderbrook photo ID card and a Fitness Center Keycard. Facilities Passes and Keycards are available only to current residents of the Association.
  • Authorized guests may use the facility if the resident accompanies the guest at all times while he/she is in the facility and using facility equipment Guests must also pay a $5 guest user fee and sign the informed Consent & Waiver via QR Code.
  • Persons using the Fitness Center do so at their own risk. Users of the facility are responsible for obtaining medical clearance and advice before using the equipment in the facility. The Association assumes no responsibility or liability for any accident or injury in connection with such use of for any loss or damage to person or property.
  •  Users of the Fitness Center must read the posted instructions on the use of the various items of equipment, and must follow all instructions of the Fitness Center management and staff regarding the use of the equipment. All equipment must be used in accordance with manufactures’ instructions and recommendations. Users of the equipment are liable for damages resulting from their abuse, misuse, or negligent use of equipment.

  • The fitness center is open daily 4:30 AM – 11:00 PM
Staffed Hours
  • Mondays - 2:30PM - 7:00PM
  • Tuesdays - 11:30AM - 7:30PM
  • Wednesdays - 7:00AM - 1:30PM
  • Thursdays - 7:00AM - 1:30PM
  • Fridays - 7:00AM - 1:00PM
  • Saturdays - 8:00AM - 12:00PM
  • Sundays - 8:00AM - 12:00PM
Rules of Operation
  • The Board of Directors reserves the right to change the hours of operation for the Fitness Center by posting the hours in the Fitness Center.
  •  No person under the age of 12 is allowed to use the Fitness Center. A responsible person over the age of 18 must accompany residents between the ages of 12 and 15 years at all times when using the Fitness Center (“Youth Use Restriction”). Residents who are 16 and 17 years old may use the Fitness Center unaccompanied. A parent or legal guardian must sign the Fitness Center Use Agreement on behalf of all users between the ages of 12 and 17 years.
  • All residents must sign a waiver before using the equipment in the Fitness Center. Residents can fill this out in the PCA office at time of registration. Any residents that have not done this previously can stop by the PCA office or request one from the Fitness Center.

The Board of Directors may waive the Youth Use Restriction on a case by case basis upon the application made by a Youth Resident’s parent or legal guardian if the Youth Resident has received the required instruction from the Fitness Center management of staff on the use of the equipment and is competent to use the equipment that is available to use in the Fitness Center and to take classes at the Fitness Center.
Restrictions
  • Personal radios and musical devices shall be used only with headphones that are kept at a low volume in order to avoid disturbing others.
  • No food or drink may be brought into or consumed in the Fitness Center, with the exception of water in spill proof, non-glass containers.
  • Users must wear appropriate exercise clothing in the Fitness Center. Only rubber-soled athletic shoes are permitted in the Fitness Center.
  • No weights, mats, or other equipment or furnishings may be removed from the Fitness Center at any time.
  •  Mobile phone use in the Fitness Center shall be for emergencies only. Mobile phone use is prohibited in the locker rooms and restrooms. All other mobile phone conversations shall be conducted outside the Fitness Center.
  • Tobacco use of any kind is prohibited in the Fitness Center.
  • Except for Fitness Center staff, no individuals may charge fees for personal instruction or for conducting classes, in the facility without prior approval of the Board of Directors.
Use of Equipment
  • Users of the equipment must wipe off machines, benches and high touch equipment after each use and encouraged to do so prior to use. Disinfectant wipes are available in the Fitness Center for this purpose.
  • All exercise equipment is available on a first-come, first-served basis. The use of the cardiovascular machines is limited to 30 minutes, including warm-up and cool-down, when others are waiting. Sign-up boards will be used whenever there is a wait for a cardiovascular machine.
  • All mats, free weights, and other moveable equipment must be returned to their designated places after each use.
  • Free weights shall not be dropped on the floor, nor handled in any way that will damage the weights or the floor.
Enforcement
  • Fitness Center management and staff shall monitor the users’ compliance with these Rules on a regular basis. All Owners shall be subject to the Association’s enforcement policy for violations of the governing documents and Virginia law, including but not limited to the imposition of monetary charges and the suspension of membership privileges following all due process procedures.
Liability
  •  The Association, its directors, officers, agents, employees and other designees shall not be responsible for any claims, liabilities or damage to or loss of any personal property for any reason whatsoever (including theft), direct or indirect, arising from or relating to the use of the Fitness Center.
  • All users of the Fitness Center assume all responsibility, risks, liabilities, and hazards incident to the use of the Fitness Center and hereby release and forever discharge the Association and its officers, directors, employees and agents from liability for personal injury, death and damage to or destruction  of property arising from the use of the Fitness Center. Users of the Fitness Center, shall indemnity and hold harmless the Association, its officers, directors, employees, agents and members from any and all claims, costs, causes of action, liability, and/or damages (including but not limited to attorneys’ fees and costs) resulting from or related to the use of the Fitness Center.
